We can go through your ideas in the context of your location and local policy to assess their initial viability. At the same time we can assess any immediate constraints which may have a bearing on your proposal together with an estimate of the likely costs of putting your proposal to your Local Planning Authority.

We're still young(ish), but sufficiently long in the tooth to know that each village, estate, farm, house and field is different. Similarly we also understand that our clients like to work in different ways. We are therefore very happy to come to you and talk face-to-face about your development proposals. We will undertake relevant research before a visit to make sure that we discuss your proposal, which is backed up with a robust understanding of local policy and local constraints.

The quality of the Local Authority's response can depend heavily upon the clarity of the initial enquiry, which can involve drawing the Local Authority's attention to relevant planning policy and precedent, the identification of any likely constraints, and the consideration of how these identified issues can be mitigated or counter-argued.
As well as eliciting the Local Authority's opinion, the pre-application advice process is also a very good way of opening up preliminary discussions with the Local Authority to guide an eventual application. The Local Authority can also provide advice as to any additional supporting work which may need to be undertaken in anticipation of the eventual application.
A good pre-application submission and an open dialogue can in the longer term save money and make for a more streamlined planning application process.
